How you can see opportunities

Recently, we received a call from students in Italy.

They had seen an advertisement for one of the apartments we have for rent and told us they were extremely interested in it.

In fact, they were so interested that they wanted to rent it without seeing it in person. Why?

They were in quite some distress. They had already found an apartment they liked, the rental contract had been signed, and the deposit had been paid.

Then, two weeks before moving in, the real estate agent simply canceled the contract, leaving them empty-handed. They decided to cut their losses and find something else as quickly as possible.

This situation is obviously very unfortunate for the tenants. You can handle this in different ways. You could say, “Where there’s smoke, there’s fire.”

The agent or landlord probably chose other tenants with a better profile. But does that make these tenants less valuable?

Quite the opposite. We saw it as an opportunity.

Because, if the documents and background are in order, these are actually the most motivated tenants to have in your apartment. And that’s exactly how it turned out.

“I work a lot with WhatsApp groups with tenants about all sorts of different things, including repairs. One day, tenants told me they had noticed a damp patch on a wall, a column. I checked with the repairman, and it’s probably a pipe from the community of owners, a broken drainpipe. We don’t know for sure if this is the case. What we do know is that the president told me that the water pipe is leaking and has never been replaced since the building of the apartment complex, so it’s about 50 years old.

As a Dutch person in Spain, I always find this amazing. How can a homeowners’ association do so little maintenance? Doesn’t the concept of preventive maintenance exist in Spain? Why aren’t provisions made for this?

I think my way of thinking often clashes — that’s probably also the reason I succeed in Spain. I don’t let these things slide. Waiting passively is not my attitude.

So, maybe this is also my mission ;).”
